Across the street from the home, you'll find San Juan National Forest access in the Turkey Springs Trail System and the new Pagosa Lakes park perfect for the kiddos. This home is set to sleep 10 people. Call for the bed configurations. Regardless of the size, it is perfect for multi-generational family gatherings or groups of friends.
The kitchen/living room with floor to ceiling windows overlooking the National Forest is perfect for entertaining and just hanging out with your family and friends catching up on old times. There is a wood burning fireplace as well as a sliding door to large deck in the front where you can enjoy outdoor meals in the shade as you overlook the verdant valley. Gourmet kitchen features stainless steel appliances, double oven, cook top, island and Hickory Cabinets.
The huge master bedroom is just steps away and has gas log stove in the corner, master bath with separate walk in tiled shower and soaking tub and large walk-in closet. Also on main floor you'll find an office, 3 guest bedrooms and 2 bathrooms.
Downstairs you will find a family room/game room with large card/game table, pool table, games, TV, gas fireplace and more. Down on the lower level you will find another 1/2 bath and 4 car garage.
Fantastic outdoor spaces in both the front and back of the house. Covered decks, outdoor gas fire pit and covered back porch which is nicely landscaped with perennials. In the front, there is a perfect sledding hill for the snowy days.
This home is located in the Pagosa Lakes Property Owners Association, which gives you access, for a fee, to the state-of-the-art exercise equipment, yoga and other classes, indoor pool(not available currently) and hot tub(not available currently) and more. You also can fish in the 4 great fishing lakes (summer and winter). Fishing passes for this area is required. Ask and we'll have the passes in your home when you arrive.
If that isn't enough.... This home is just minutes away from Coyote Hill trails for great hikes and if you have toys, there are miles of fun nearby. Our streets do not allow ATV's, Side by Sides, etc on them, but it is not far and great fun!
ALL TRAILERS, RV'S, CAMPERS OR OTHER RECREATION VEHICLES MUST BE APPROVED PRIOR TO ARRIVAL TO BE ALLOWED ON PREMISES.

This home is a pet friendly home! Generally a 2 dog maximum(35 lbs or less). Dogs only. The pet fee is $75 per pet, as well as an additional $100 refundable security deposit per pet.

VIP was a breeze to work with and the home was even better than the posting led us to believe. Huge space, perfect for a family or friend getaway. We enjoyed skiing and soaking with home cooked meals in between. Would absolutely book again.

Other than a few annoyances that VIP should share with the owner my family had a wonderful stay. The convenience to the trail across the road was great for walking my dog in the cool mornings. The house was supplied with everything one needed for preparing meals and plenty of room for 4 adults and two teenagers. Highly recommend!

Our family of four had a great time staying at this property. We had more than enough room to spread out or be together. With the snow on the ground, the hill in the front of the property provided hours of tubing fun for our boys. The views from the living room and kitchen are stunning. We would definitely stay at this property again.

I really enjoyed staying in this house, it was even bigger and nicer than the pictures suggested! We used the kitchen everyday, it had everything we needed to make breakfast and lunch. One of my favorite parts of the house the the pool table downstairs. We would throw on a move and play pool for hours! I will definitely be coming back next ski season.

We had a wonderful time at our house in Pagosa near Hatcher Lake! It was the perfect size for 9 of us. We cooked a lot and had all the cookware and essentials. It actually snowed most of the time we were there so really enjoyed the fireplace. The view was beautiful! We taught 2 of the kids how to ski on the fresh powder sloped hill in front of the house!! We will definitely stay here again.
